1.
USE OF APARTMENT
Guests must only use the apartment for the purpose of a private
holiday residence up to the maximum number of 6 people.
The apartment must not be used for any business activity, or for
illegal or immoral purposes.
Guests must not do anything in or around the property to cause a
nuisance to others, or to cause damage to the apartment, or any
adjoining property.
Furniture and all other fitments supplied within the apartment must
not be removed and any breakages or damage should be reported prior to
departure.
For safety reasons smoking is not allowed inside the apartment and
guests are requested to only smoke in outside areas.
2.
ARRIVAL AND DEPARTURE
The apartment will be available from 16:00 hour’s local time
on the day of arrival and must be vacated by 10:00 hour’s local time
on the day of departure.
The apartment must be left in a clean and satisfactory condition on
departure.
3.
KEYS
Details regarding the collection of keys will be advise to you
(on email or fax) at least 14 days prior to the start of your rental
period.
If
you lose the key to the apartment we reserve the right to charge for
obtaining a replacement and deduct this sum from your ‘security
deposit’
4.
HOW TO BOOK
(i) PAYMENT OF DEPOSIT
When you have chosen your preferred dates you need to send a ‘’Booking
Request’’ on email to

You will receive a confirmation email confirming your requested
booking dates within 48 hours, or suggesting alternative dates if the
dates you have chosen are no longer available.
Within 5 working days of receipt of our email you will need to forward
a cheque for the non-returnable deposit, which is 50% of the rental
period due, (or full payment of the rental period due if the booking
dates are less than six weeks from the start of your rental period at
the date of our email,) plus a returnable £50.00 security deposit.
On
receipt and deposit of your payment we will make the final
confirmation of the booking to you on email and provide an invoice
confirming the rental period and the amount outstanding (if any).
(ii) PAYMENT OF BALANCE
The balance of the rental period must be paid at least 6 weeks prior
to the start of your rental period.
We
will remind you, via email, two weeks prior to the required balance
payment date that this sum is now due and it is your responsibility to
ensure that full payment is made in a timely manner.
If
we do not receive any balance payment due in full and on time
following issue of our email reminder we must regretfully reserve the
right to treat your booking as cancelled by you and the cancellation
terms as set out in Clause 5 below will apply.
(iii) PRICE GUARANTEE
The prices shown on your confirmation invoice are fixed, but we
reserve the right to correct genuine errors in advertised or confirmed
prices.
5.
CANCELLATION AND AMENDMENT
All cancellations and requests for booking date amendments
must be sent via email to

Any refunds due will be calculated from the date your instructions are
received by us and it is in your interest to let us know of any change
of circumstances as soon as possible.
We
strongly recommend that you take out your own Travel Insurance Policy
that will provide cover in the event that you have to cancel.
If
you cancel your booking at least 6 weeks prior to the start of your
rental period any deposit payment made will be forfeit but no further
sums are due from you to us.
If
you cancel your booking at less than 6 weeks prior to the start of
your rental period (having paid the full rental sum due) we will try
to find someone else to rent the apartment for your dates but can not
guarantee this In the event that no alternative booking source can be
found the full rental period payment made will be forfeit. However if
we are able to find someone else to rent the apartment for your dates
we will send you an amount equal to 50% of the new rental paid, plus
the £50.00 security deposit, less an additional administration fee of
£25.00.
We
promise that we will only cancel your booking where you have failed to
comply with any requirement of these booking conditions entitling us
to cancel (such as failing to make rental period payments on time or
in full) or where we are forced to do so as a result of circumstances
beyond our control. Please see Clause 8 titled ‘’Force Majeure’’.
In
exceptional circumstances whereby we are forced to cancel your booking
due to ‘’Force Maejure’’ we cannot accept any liability or pay any
additional compensation, beyond return of your payments made prior to
our cancellation.
If
you need to amend your booking after it has been confirmed we will be
our utmost to make any changes you need, however this may not always
be possible and the same terms as are expressed above with regard to
your cancelling the booking will apply.
6.
YOUR RESPONSIBILITIES
All guests will be responsible for any damage to fixtures or
fitments caused during their stay and have a responsibility to advise
our Management Company of any issues that occur. Upon return of the
key and confirmation from our Management Company that everything is
satisfactory with the apartment following our guests departure we will
send you a cheque returning the £50.00 security deposit. If however
repairs, replacements or unreasonable cleaning of the apartment is
required the costs of such will be deducted from your security deposit
before any return sum payment is made. In the unfortunate event that
damaged caused is higher than £50.00 you will be liable for any
additional sums required and we will seek reimbursement of any
additional costs that have been incurred.
7.
OUR RESPONSIBILITIES
We will not be responsible for any injury, illness, death,
loss (for example loss of enjoyment), damage, expense, cost or other
sum or claim of any description whatsoever which results from any of
the following:

The fault of the person(s) affected or any member(s) of their party
-
The fault of a third party
-
An event or circumstance which we, or our management Company, could
not have predicted or avoided even after having taken all reasonable
care
-
Force Majeure
8.
FORCE MAJEURE
We regret that we cannot accept any liability or pay any
compensation where the performance of our contractual obligations is
prevented or affected by, our you otherwise suffer any damage or loss
as a result of ‘’force majeure’’.
This means any event which we, or our Management Company, could not
even with all due care foresee or avoid. Such events may include (but
are not limited to) war or threat or war, riot, civil strife, actual
or threatened terrorist activity, industrial disputes, natural or
nuclear disaster, adverse weather conditions, fire and all similar
events.
9.
WEBSITE
Our website is maintained by ourselves and the descriptions
and classifications of the apartment and nearby facilities are based
on our own experiences and information supplied by our management
Company. All information has been checked and is known to be correct
as of August 2005. However as it may be many weeks before you actually
use the apartment there may be changes to these facilities which may
be due to weather conditions, commercial reasons, religious holidays
etc.. If we become aware of any major changes to these facilities
which we believe may affect tour holiday we will inform you.
10.
EMERGENCY REPAIRS ETC
If you have any problem affecting the apartment, or your
enjoyment of the apartment, you should contact our Management Company
whose details will be confirmed to you on the confirmation booking
invoice.
11.
GENERAL INFORMATION
The above conditions form the basis of the contract between us
and will be subject to English Law and jurisdiction once your 50%
deposit has been paid.
It
is your responsibility to arrange travel to and from our apartment and
to ensure that your Passport is valid and meets the immigration
requirements of Cyprus (ie: your passport must be valid for a full
three months after your return date to your home country). Currently
no Visa’s are required to enter Cyprus.
All clients are advised to furnish themselves with suitable travel
insurance to protect themselves against unforeseen cancellation of
their travel arrangements and also suitable private medical care
insurance.
At
this time no vaccinations are required for British citizens travelling
to Cyprus from the UK.
The Cyprus Tourist Office states that the water from local supplies is
safe to drink.
As
with any hot country there is a restricted rainfall and water
preservation is a priority. Please be aware that on occasion water
cuts can sometimes occur, however such cuts will normally be of short
duration and you are asked for your understanding in these
circumstances. In general, wherever possible, please use water as
economically as you can.
If
you have young children please remember not to leave then unattended
on balconies, or at the communal pool facilities. |
